ห้องในแบบของผม อย่างแรกเลยผมต้องการโชว์ธีมความ luxurious modern ผมเอาสีทองเข้ามาเกี่ยวข้องก่อนเลย แต่จะเป็นแค่การเล่นเส้นสาย ขอบเล็กๆ น้อยๆ และตัดด้วยสีน้ำเงินซึ่งเป็นสีที่ทำให้บรรยากาศภายในห้องดูหรูหรา และสบายตามากขึ้น ทั้งหมดนี้ ผมได้แรงบันดาลใจจากหินอะพาไทต์ (Blue Apatite) ซึ่งหินนี้ เหมาะสำหรับคนที่ทำอาชีพสาขาการแสดง หรือทำงานที่ต้องเจรจากับผู้คน เพราะว่ามันจะช่วยเสริมพลังด้านบวกให้กับคนๆ นั้น

ไม่ใช่เพียงแค่ห้องนั่งเล่นนะครับ แม้แต่ในห้องนอนผมก็ยังคุมโทนสีน้ำเงิน ตัดด้วยขอบสีทอง และการเบลนด์สีเทาเพื่อทำให้ห้องดูซอฟท์ลง เสริมความหรูหราด้วยการปูพรม แต่ผมไม่ปูทั้งห้อง เพราะไม่อยากให้มีปัญหาเรื่องไรฝุ่น ผมจึงเลือกใช้พรมผืนเล็กซึ่งสามารถถอดไปซักได้ และอีกหนึ่งข้อดีของการที่เราปูพรมแค่บางส่วน ทำให้เราเห็นลายไม้จากพื้นลามิเนต ซึ่งช่วยสร้างบรรยากาศที่อบอุ่นครับ

อยากให้ฟลุ๊คช่วยเล่าประสบการณ์การลงทุนที่ผ่านมาให้ฟังหน่อย

“โดยส่วนตัว ผมมองว่า “ทำเล” สำคัญที่สุด ถ้าเลือกทำเลดี มูลค่าของ asset ก็จะสูงขึ้นเรื่อยๆ”

ปกติผมเป็นคนที่ลงทุนกับหลายอย่าง ทั้งหุ้น นาฬิกา และที่ขาดไม่ได้เลยคืออสังหาฯ สำหรับการลงทุนอสังหาฯ โดยส่วนตัว ผมมองว่า “ทำเล” สำคัญที่สุด ถ้าเลือกทำเลดี มูลค่าของ asset ก็จะสูงขึ้นเรื่อยๆ อย่างโครงการ Park 24 เป็นคอนโดไฮไรส์ระดับลักซ์ชัวร์รี่ ตั้งอยู่ในซอยสุขุมวิท 24 ซึ่งเป็นที่ดินผืนสุดท้ายใจกลางสุขุมวิท มีพื้นที่สีเขียวถึง 10 ไร่ มันใหญ่มากจริงๆ ลองนึกภาพดูว่าเราซื้อห้องขนาด 50 กว่าตารางเมตร แต่เรามีพื้นที่ส่วนกลางที่ยิ่งใหญ่กว่าบ้านเยอะมาก อย่างสระว่ายน้ำของที่นี่อยู่ชั้น 50 ยาวถึง 40 เมตร ดังนั้น ด้วย facilities แบบนี้ ผมค่อนข้างมั่นใจเลยว่าถ้าชาวต่างชาติมาดู ก็จะเลือกที่นี่อย่างแน่นอนครับ ส่วนตัวผมจะเลือกคอนโดไฮไรส์มากกว่าโลว์ไรส์เสมอ ยิ่งตึกสูงเท่าไหร่ facilities ก็ยิ่งดีขึ้นเท่านั้น และยังมีคนมาช่วยหารค่าส่วนกลางเยอะมาก รวมถึงระบบรักษาความปลอดภัยก็จะดีกว่า และทุกคนน่าจะรู้ดีอยู่แล้วว่าย่านนี้มีอะไรบ้าง ไม่ว่าจะห้างเอ็มโพเรียม เอ็มควอร์เทียร์ และอีกหน่อยก็จะมีดิ เอ็มสเฟียร์ ด้วยครับ

ถ้าให้เทียบ “พร้อมพงษ์” กับย่านในญี่ปุ่น คิดว่าเป็นย่านไหน?

“Park 24 เป็น Super Prime Location เนื่องจากเดินทางสะดวก และยังเป็นย่านของ Luxury Brand Name ที่เหล่า fashionista ต้องมา”

คิดว่าน่าจะเป็น โอโมเตะซันโด (Omotesando) เพราะว่าเป็นย่านที่ไม่พลุกพล่าน แต่ในขณะเดียวกันมันก็อยู่ใกล้กับ center และเป็น center ของตัวมันเอง และยังเป็นเมืองแห่งแฟชั่นใจกลางกรุงโตเกียว ซึ่งก็เหมือนกับย่านพร้อมพงษ์ ซึ่งเป็นย่านของ luxury brand name ทั้งหลาย ซึ่งเหล่า fashionista ต้องมา และยังเป็นย่านที่อยู่อาศัยของ expats ชาวญี่ปุ่นด้วย

สำหรับคนที่ตั้งใจจะซื้อคอนโดไว้ลงทุน คอนโดที่อยู่ใจกลางสุขุมวิทตั้งแต่ซอย 23 จนไปถึงเอกมัย เป็นย่านที่ชาวต่างชาติอาศัยอยู่มาก เพราะฉะนั้นตรงนี้ เหมาะสำหรับให้ชาวต่างชาติเช่า หลายคนอาจจะตั้งคำถามว่า แล้วราคาไหนเป็นราคาที่ชาวต่างชาติพร้อมที่จะจ่าย อย่างผมเองก็มีคอนโดที่ปล่อยเช่า ปกติบริษัทจะมีงบประมาณให้กับชาวต่างชาติ ดังนั้น ชาวต่างชาติจึงมักจะเช่าที่ที่ดีที่สุดที่เค้าสามารถ afford ได้ใน budget ของเค้า แต่ทั้งนี้ทั้งนั้น ชาวต่างชาติ จะมีเกรดของการทำงาน เช่นพนักงานระดับเริ่มต้น หรือระดับสูง ก็จะมีเกรดการเช่าไม่เหมือนกัน รวมไปถึงครอบครัวใหญ่ หรือเล็กด้วย ดังนั้น เราต้องดูว่าเราจะ target ชาวต่างชาติที่มาคนเดียว มาสองคน หรือมาเป็นครอบครัว เท่าที่ผมเคยสืบดู ชาวต่างชาติที่เป็น government official จะมี budget อยู่ที่ประมาณ 30,000 บาท – แสนกลางๆ พูดถึงการเดินทางถือว่าสะดวกมาก เพราะสามารถเข้ามาทางพระราม 4 หรือจะออกไปทางสุขุมวิทก็ได้ สำหรับใครที่ไม่ชอบรถติดก็สามารถไปรถไฟฟ้าได้ เพราะโครงการอยู่ห่างจาก BTS เพียงแค่ 500 เมตร เท่านั้น
